Curb Appeal
First, look at the outside of your house, better known as your curb appeal. Look at the outside of your home from a street view. What jumps out at you? What dollar-earning features seem to fade into the background? Acknowledging this helps us to choose what actions we can take to draw buyers from the street and into your house. If your home's exterior isn't inviting with touched up paint and blooming greenery we'll need to address those as well. Refer to the Curb Appeal Checklist and add dollars to your house's final selling price.

Welcome Home
Can buyers see themselves lounging in your living space, relaxing in your spa tub or studying in your home office? We want your house to welcome buyers and offer them a sense of contentment. We'll help you accomplish this by recommending small improvements that highlight the features of your home. We'll suggest that you put out of sight anything that gives the illusion of clutter. Tabletops should be clutter-free. Arts and crafts, souvenirs, family photos, and refrigerator drawings should get moved out of sight. We'll simplify the decor of house. Less than inviting or messy places make your home seem less spacious and buyers have a harder time picturing themselves calling your place home.
We'll look over each room of your home. I'll note the pieces of furniture that should be rearranged, rooms that need new paint, rugs needing to get changed, fixtures that could use shining, and any other improvement that can inexpensively be made to positively influence the sale.
We'll make sure your house has mass appeal and that it's welcoming, avoiding "offensive" or "too-bright" shades on the walls and furniture. And if none of your belongings are there, you can think about borrowing furnishings. You want your house to look ready to live in as opposed to cold and empty.

Setting the Stage W'll tell you when you're ready to show your house, because everything comes together to set the stage for what buyers can envision after they close on your house. Lighting is critical and we'll open curtains, and change light bulbs where needed to welcome the buyer. We'll enhance the ambiance with enjoyable music to listen to while guests take a walk-through of your home and make sure a pleasing fragrance flows from every room. We'll add cozy-looking throws, and place pillows on your loveseat and bed. Buyers should feel like your current house is their future home. |
